What we remodel

Signs it is time
Cracking and settling, water ponding after backwashing or rain, a surface too hot to walk on, slippery worn texture, or a deck that simply looks dated — salmon kool-deck and brick-red trim announce that the yard has not been touched since escrow closed. Any one of these is worth a remodel; several together make it overdue.
The upgrades that matter most
The invisible parts decide the result: drainage that runs deck water away from the pool shell and the house, base compaction so the new deck does not repeat the old one’s cracks, and expansion joints at the coping so deck and pool move independently. And since the crews are already mobilized, extending the deck, framing it with turf or adding a shade structure prices better during the remodel than it ever will later.
