Pricing questions

Frequently asked questions

Why ranges instead of exact prices?
Because every property is different. A driveway behind a narrow gate costs more to demo than one open to the street; clay soil needs deeper base than sandy soil; a two-story repaint needs more access equipment than a ranch house. The ranges above are what most LA-area projects actually land in — your exact number comes from a free on-site estimate.
Do your prices include permits?
Where permits apply (patio covers, engineered walls, re-roofs), we handle the drawings and process, and the permit costs appear as a clear line item in your written scope — never a surprise add-on mid-project.
What makes one bid cheaper than another?
Usually what's underground: excavation depth, base thickness, compaction, drainage and edge restraint. Two bids that differ by thousands almost always differ in the parts you'll never see — until they fail. Compare written scopes, not just totals.
How do payments work?
California law caps home-improvement down payments at $1,000 or 10%, whichever is less — and we follow it. Payments after that track completed work milestones spelled out in your contract.
Is the estimate really free?
Yes — free and no-obligation. We walk the property, measure, talk through your vision and budget, and deliver a written scope and price. Call (310) 228-8284 or use the estimate form.
