Opening walls the right way

Walls perpendicular to ceiling joists, walls under upper floors, and walls stacked over foundation lines usually carry load. Removing a bearing wall means replacing its job with a beam — sized by an engineer, supported by posts that carry the load to proper footings, pulled on permit and inspected. Non-load-bearing walls with no plumbing or ducting are the easy case; either way, we verify in the attic and crawlspace before we quote, because Valley homes have been remodeled for seventy years and the framing rarely matches the era.

How do I know if a wall is load-bearing?
We check the attic and crawlspace to trace how the framing carries load — walls perpendicular to joists or under upper floors usually bear. We never guess; a beam is engineered when the wall is structural.
How much does it cost to open a wall?
A non-load-bearing wall runs roughly $3,000–$8,000 removed and finished; a load-bearing wall with a beam, engineering and permit runs $8,000–$25,000+ depending on span. Exact pricing comes from a site visit.
Will opening a wall leave marks on my floor and ceiling?
Yes — the flooring under the wall and the ceiling above need patching. Matching old texture and flooring is craft work; we will tell you before you commit whether refinishing the room is the cleaner answer.
Is a permit required?
For structural changes, yes — and it is worth it. An unpermitted structural change is a resale and insurance problem; a permitted one is documented value.
