Every remodel begins with subtraction. Demolition looks like the simple part — swing hammer, fill dumpster — but it's where projects are set up to go smoothly or to bleed time and money. Here's what professional demo actually involves in LA.

The two kinds of demolition

  • Interior strip-out — $4–$10/sq ft: removing finishes, cabinets, fixtures and non-structural walls down to studs, with full debris haul-off. This is the first week of most remodels.
  • Structure demolition — $5,000–$15,000 typical: garages, patio structures, additions coming down entirely — permitted, disconnected from utilities, and hauled clean.

What happens before the first swing

  • Utility safety. Electrical circuits identified and killed, water and gas capped — the non-negotiables.
  • Testing where the era demands it. Homes built before the late 70s can hide asbestos in acoustic ceilings, duct wrap and flooring mastic, and lead in paint. Testing before disturbance is cheap; discovering mid-demo is not. We flag it up front, always.
  • Permits. Structural demo and most strip-outs tied to remodels ride the project permit. "No permit needed, we'll be fast" is a sentence to walk away from.

Living through it

Good crews control the mess: plastic containment and floor protection separating the work zone, sealed HVAC registers so dust doesn't tour the house, negative-air setups on bigger interior jobs, and a site left broom-clean every evening. Demolition is loud and dusty for days — it shouldn't be dirty for weeks.

Where the debris goes

Demo pricing includes hauling, and it isn't trivial — concrete and roofing are priced by the ton, and LA-area facilities require sorting. Clean concrete gets recycled; metals are salvaged. A bid that's vague about haul-off is a bid that gets ugly later.
